Today's Agent Skill: Commercial Lease Red Flag Identifier

What It Does

Signing a commercial lease is one of the most consequential financial decisions a small business makes, yet most owners sign without fully understanding the terms — especially the ones buried in dense legal language that cost them thousands of dollars later. This skill identifies problematic clauses, missing protections, and negotiation opportunities before you sign anything.

How It Works

The agent reviews pasted or uploaded sections of a commercial lease, identifies the lease type, summarizes key financial terms, flags one-sided or missing clauses, and generates a ranked list of negotiation points. It also produces a plain-English summary of what the full lease says, suitable for explaining to a business partner, accountant, or attorney without translating legalese.

How to Deploy It

Run this skill in Claude Code, Gemini CLI, Cursor, or Windsurf by pasting 500–2,000 words of the lease at a time (start with the most critical sections: rent, term, and termination). Use the output as your briefing document for a meeting with a local commercial real estate attorney — most charge $200–400 for a lease review, and your AI-generated analysis will help you ask smarter questions and get more value from that hour.

SKILL.md — Ready to Deploy

## Description
Reviews commercial lease sections and produces a red flag summary, financial term extraction, list of missing tenant protections, and a ranked negotiation checklist — so a small business owner enters lease negotiations informed, not surprised.

## Trigger
Invoke when the user says "review this lease," "help me understand my commercial lease before I sign," "what should I watch out for in this lease," or pastes sections of a commercial lease agreement.

## Input
- Lease text or key sections (paste up to 2,000 words at a time)
- Type of space: retail, office, warehouse, restaurant, or service business
- Lease length being proposed
- Whether the lease is full-service gross, modified gross, or triple net (NNN)
- State and city where the property is located

## Steps
1. Identify the lease type and explain in one sentence which party bears operating expenses. Flag NNN leases explicitly — tenants who don't understand NNN can face unexpected costs for maintenance, insurance, and property taxes.
2. Extract and summarize financial terms: base rent, annual escalation clauses, CAM charges, security deposit amount, any free rent period, and any tenant improvement allowance offere
